Dr. Ali Al-Khalifa, CEO, Mesaimeer City Real Estate Company brings a wealth of experience from Qatar’s overall infrastructure, construction and development sectors. He has neatly woven these in setting up and running Mesaimeer City Real Estate Company as a trusted, sustainable and future-focused real estate company that creates long-term value while contributing positively to Qatar’s urban and economic development. A Business Leaders ME report.
Take us through your career path.
Dr. Ali Al-Khalifa: My career has largely been shaped by Qatar’s infrastructure, construction and development sectors. Over the years, I have had the opportunity to lead major organisations and contribute to complex projects and strategic development initiatives in Qatar.
I previously served in senior leadership positions, including as CEO of ASTAD and CEO of Zones Development at Qatar Free Zones Authority. These roles provided me with extensive experience in large-scale development, infrastructure, project management and strategic planning.
Alongside my professional career, I have maintained a strong interest in research and collaborative working practices, particularly in dispute avoidance within the construction industry. I completed my doctorate at Warwick Business School, with my research focusing on dispute avoidance in construction projects in Qatar and the GCC.
Today, as CEO of Mesaimeer City Real Estate Company, I am bringing these experiences together as we enter an important new phase for the company – strengthening our existing portfolio, developing a clearer corporate identity and preparing the organisation for sustainable long-term growth.
“OUR VISION IS TO ESTABLISH MESAMEER CITY REAL ESTATE COMPANY AS A TRUSTED, SUSTAINABLE AND FUTURE-FOCUSED REAL ESTATE COMPANY THAT CREATES LONG-TERM VALUE WHILE CONTRIBUTING POSITIVELY TO QATAR’S URBAN AND ECONOMIC DEVELOPMENT.”
As a real estate company, please brief us on the main business divisions of the company.
Dr. Ali Al-Khalifa: Mesaimeer City Real Estate Company is evolving into a broader real estate platform, with a strategy focused on strengthening our existing assets while creating the capacity for new acquisitions and future developments.
Our activities cover the ownership, development, leasing and management of real estate assets, supported by functions including property and facility management, leasing, marketing, legal and technology.
Our objective is to build an integrated corporate structure that allows each asset to maintain its own positioning and purpose while benefiting from the governance, expertise and strategic direction of Mesaimeer City Real Estate Company.
What is the vision of the company today and in the coming years?
Dr. Ali Al-Khalifa: Our vision is to establish Mesaimeer City Real Estate Company as a trusted, sustainable and future-focused real estate company that creates long-term value while contributing positively to Qatar’s urban and economic development.
Today, our priority is to strengthen the performance and positioning of our existing assets. Looking ahead, our ambition is to grow through carefully selected new acquisitions and developments that complement our strategy.
For us, growth is not simply about increasing the number of assets. It is about building a balanced and resilient portfolio in which every investment has a clear purpose and contributes to the overall strength of the company.
If you were to talk about some of the main business drivers of the company, what would they be?
Dr. Ali Al-Khalifa: Our first business driver is the performance of our existing portfolio, ensuring our assets remain commercially strong, efficiently managed and relevant to changing market needs.
The second is strategic growth. We continuously assess new acquisition and development opportunities that can complement our portfolio and support the company’s long-term direction.
Operational excellence is equally important. Technology, data, efficient property management and customer experience are increasingly shaping the future of the real estate industry.
Finally, sustainability and community value are fundamental to our approach. We believe successful real estate should deliver strong commercial performance while also contributing positively to the communities it serves.
With increasing competition and consolidation in the real estate market, what are the key differentiators that set Mesaimeer City Real Estate Company apart?
Dr. Ali Al-Khalifa: Our differentiation comes from looking at real estate beyond the physical asset. Successful developments must respond to how people live, work and interact with their surroundings.
We therefore consider accessibility, amenities, community, services, operational efficiency and sustainability as interconnected elements of the overall real estate experience.
At the corporate level, we are building Mesaimeer City Real Estate Company around a long-term growth strategy rather than defining the organisation through one individual development. This gives us a stronger foundation for sustainable growth and enables us to respond more effectively to changing market requirements and future opportunities.
What have been the key achievements of the company in the past few years, and what are you looking forward to over the next three years?
Dr. Ali Al-Khalifa: One of our strongest achievements has been the continued strong performance and development of our existing portfolio. Mesaimeer City, in particular, has maintained high occupancy levels and established itself as an integrated residential community, reflecting sustained demand for a professionally managed, community-oriented development.
We are also proud of the international recognition Mesaimeer City has received, including recognition in the Master Plan category at the Arabian Property Awards 2026–2027. This recognition reinforces the strength of the planning behind the development and our commitment to creating quality, sustainable communities with long-term value.
At the corporate level, another important milestone is the transformation currently taking place within Mesaimeer City Real Estate Company itself. We are strengthening our corporate positioning and brand architecture to ensure they represent our wider ambitions and future direction.
Over the next three years, our focus will be on optimising our existing assets while pursuing disciplined growth through new acquisitions and development opportunities. We want the next chapter of Mesaimeer City Real Estate Company to be defined by purposeful and sustainable growth.
Mesaimeer City Real Estate Company is currently going through a corporate rebranding process. What is driving this transformation, and how does it reflect the future direction and growth ambitions of the company?
Dr. Ali Al-Khalifa: The rebranding is much more than a change of name or visual identity. It reflects the evolution of the business itself.
Historically, there has naturally been a strong association between the corporate entity and Mesaimeer City. Today, however, our ambitions extend beyond one development. As we prepare for future growth and new acquisitions, we need a corporate identity capable of representing the organisation as a whole and supporting its long-term direction.
The rebranding process gives us an opportunity to clearly define who we are, what we stand for and where we are heading, while allowing the individual assets under the company to maintain their own positioning and relationships with their respective communities.
Ultimately, it is about creating a corporate identity that can grow with the business and support our long-term strategy.
“AT THE CORPORATE LEVEL, ANOTHER IMPORTANT MILESTONE IS THE TRANSFORMATION CURRENTLY TAKING PLACE WITHIN MESAMEER CITY REAL ESTATE COMPANY ITSELF. WE ARE STRENGTHENING OUR CORPORATE POSITIONING AND BRAND ARCHITECTURE TO ENSURE THEY REPRESENT OUR WIDER AMBITIONS AND FUTURE DIRECTION.”
MESAMEER CITY: A COMPLETE RESIDENTIAL COMMUNITY NOT JUST HOUSING
Dr. Ali Al-Khalifa, CEO, Mesaimeer City Real Estate Company sheds light on its project of pride: Mesaimeer City and how well it aligns with the goals laid down by the Third National Development Strategy.
If you were to talk about Mesaimeer City’s salient features – features that set it apart from other developments – what would you tell a prospective corporate or individual client?
Dr. Ali Al-Khalifa: Mesaimeer City was developed around the concept of creating a complete residential community rather than simply providing housing.
Its strength lies in bringing together residential options, accessibility, amenities, green and open spaces, education, retail and essential services within an integrated environment. This makes everyday life more convenient and particularly attractive to families and working professionals.
For corporate clients, the scale of the development provides the ability to accommodate larger residential requirements within one professionally managed community. For individual residents, the proposition is equally strong: a home supported by amenities, services and a genuine sense of community.
How does Mesaimeer City fulfil the objectives of the Third National Development Strategy?
Dr. Ali Al-Khalifa: There is strong alignment in areas such as quality of life, sustainable urban development, environmental responsibility and the creation of inclusive and resilient communities.
From my experience with the Third National Development Strategy, one of the important principles is that successful development cannot be measured simply by the number of buildings created. We also need to consider how people live, how efficiently resources are used and how development contributes to society and the wider economy.
Mesaimeer City reflects many of these principles through its integrated community model, green and recreational spaces, family-oriented environment and emphasis on responsible operations.
How do you see Mesaimeer City catering to the different needs of its residents?
Dr. Ali Al-Khalifa: Our approach is to look beyond the residential unit itself and consider the resident’s overall experience.
This means providing convenient access to essential services, educational facilities, retail, fitness and recreational amenities, open spaces and opportunities for community engagement.
We also continue to listen to our residents and evolve the services and activities available within the City. A successful community needs to remain responsive to the people who live there.
Can you give us a peek at the entire residential offering of Mesaimeer City?
Dr. Ali Al-Khalifa: Mesaimeer City provides a range of residential options designed to accommodate different lifestyles and household requirements, from studios to larger family apartments.
However, the offering extends well beyond the individual apartment. Residents are part of a wider community ecosystem that includes fitness and recreational amenities, children’s facilities, educational options, retail and everyday services, together with landscaped and communal areas.
This combination is important because residents increasingly evaluate the overall living experience rather than the residential unit in isolation.
How have you balanced ample green spaces with residential buildings so that the mix is commercially viable while also supporting Qatar’s environmental and sustainability objectives?
Dr. Ali Al-Khalifa: For us, green and open spaces are not simply leftover areas between buildings; they are an important part of the community experience.
The balance begins with planning. A successful development needs sufficient density to remain commercially sustainable, but it also needs breathing space, landscaping, pedestrian areas and recreational facilities to provide residents with a better quality of life.
Commercial viability and sustainability can complement one another. A more attractive, liveable and efficient community creates long-term value, strengthens resident satisfaction and supports retention, while contributing to the environmental and quality-of-life objectives of Qatar National Vision 2030.
